Bright double room near Victoria Park

Spare room in Trinity/Leith flat area. Quiet residential street in "the Dudleys", close to the park, nice cafes, easy links into town and Leith.

The room has a small double and decent storage. I will move the desk (still in pictures for now) out, so there is room for a rail/wardrobe.

There is a new kitchen and a decent bathroom, etc. In general, the setup would make a good launch pad for someone.

It would be shared with me. I am out a fair amount and travel fairly regularly, but I also really enjoy relaxing in the flat. And ideally would have a flatmate who has a similar balance. Very occasionally, there is also a dog I dog sit.

I do a mix of office and working from home, so it may not suit someone working from home full-time.

Rent includes bills [wifi, council tax, etc], but doesn't include electricity and gas as they vary a bit depending on the season.
