Hi everyone! I am looking for a new flatmate as my current flatmate is moving out to peruse a new job in England.

The flat is situated just off Slateford road across from Lidl, with other stores such as Asda, Iceland, M&S just a 10 minute walk away.
Slateford road also provides easy access to many bus routes towards town and other areas of Edinburgh.
I am looking for a long term tenant. The flat also has a front and shared back garden as well as easy parking on the road, however you must pay a permit as it’s within the CPZ zone.
Recent EE full fibre has been installed at the property at the cost of £28 a month (increasing by £4 each March) with utilities such as gas and electric also costing around £100 on average altogether.
I have finished my degree and would be classed as a young professional so council tax would either be split or discounted for me depending on your occupancy. All costs of the flat will be split between us equally and paid on the same date as rent which is the 1st of every month.
Despite being in a busier area the flat itself and neighbours are really quiet and is a peaceful neighbourhood to live within.
I am looking for a flatmate who shares the same enthusiasm as me for a clean and quiet household and a non-smoker/no pets as required by the tenancy agreement. LGBT friendly is also required.

I have also attached the requirements to secure a place on the tenancy as outline by the landlord.
All adults who intend to occupy the property will be required to complete an application form and provide referencing paperwork. All will be required to provide photographic ID, proof of their current address and all of the following that are appropriate to their circumstances: -
* recent landlord/letting agent reference stating tenancy dates, monthly rent due, details of any arrears, a statement on the condition of the property during or at the end of the tenancy and a statement on whether there were any breaches of the tenancy agreement;
* employer/pension provider/accountant reference on headed paper stating job title, contract length and annual income;
* evidence of any state benefit entitlement;
* last 3 months of current account bank statements;
* letter from university confirming student status;
* for students funded/paid by an organisation or government, evidence of paid income or funding for living expenses.

In order to ensure they are able to afford the rent, we usually require tenants to have an income of 2.5 times the annual rent and guarantors to have an income of 3 times the annual rent. If the applicant does not meet the income criteria we will require them to provide a UK based guarantor or pay 6 months’ rent upfront. Guarantors will be required to provide photographic ID, proof of their current address, an employer/pension provider/accountant reference on headed paper stating job title, contract length and annual income and/or evidence of any state benefit entitlement. Guarantors will also be required to sign a contract in which they commit to cover any outstanding amounts due from the tenant under the terms of the tenancy agreement.
