Double room available in lovely Leith flat

Hello!

My flatmate is moving out after three years, so I’m looking for someone new to come and make this lovely flat their home.

The flat is in a prime location in Leith, dangerously located above the Sicilian Bakery! There are loads of great restaurants, pubs and cafés nearby, and it’s a great location for getting around Edinburgh.

The Room

The room is available from 6th November and the tenancy is managed through an agency.

It’s not huge, but the flat has high ceilings and gets lots of natural light. The room comes fully furnished with:

* Double bed
* Wardrobe
* Shelving
* Bedside table

Rent: £609.50 per month

Current monthly bills are approximately:

* Council Tax: £88.50
* TV Licence: £7.47 (my flatmate will be taking the TV so if you have a TV that's a bonus)!
* Gas & Electric: approximately £74, although this is currently up for renewal so may change
* WiFi: TBC – we’ll need to arrange a new provider when my current flatmate moves out

About Me

I’m 34 and work for a tech company, usually working from home 2–3 days a week.

I’m active, independent, outgoing and easy to get along with. I love being outdoors and spend a lot of my time running, hiking, going to the beach and trying new sports. I also love eating out, going to gigs, discovering new places, going to the pub and generally making the most of living in Edinburgh.

I enjoy socialising and it would be nice to have a flatmate I can occasionally have a chat, drink or meal with, but I also really respect people’s space and independence.

About you

I’m looking for someone who is:

* Clean and tidy
* Considerate and easy to live with
* Comfortable sharing responsibility for the flat
* Social but respectful of personal space
* Looking for a genuine home rather than just a room
