Decently sized bedroom with double bed and spacious built in wardrobe, and there is easily space in the room for you to put a desk, chest of drawers etc.. Really central location but the flat is super quiet as it’s away from the road and backs onto Holyrood Park/ Arthur’s seat. Your room window view would be of the pretty green space as shown in the photo!
It would be just you and me living here. I’m a working professional and so would be mostly out during working hours, would describe myself as pretty friendly and easy going as a flatmate. My bedroom has an ensuite so you would have the bathroom all to yourself unless we have guests over.
Kitchen is equipped with fridge/freezer, gas hob and oven, microwave, kettle, airfryer, washing machine. Living and dining room is very spacious and has a gorgeous bay window seat looking onto Arthur’s Seat. The room can come with a private parking permit if you have a car as well.
The flat is ground floor, but the building does have a lift. The location is super central, just a few minutes from the Royal Commonwealth Pool, lots of shops/ restaurants/ cafes in the area.
The money matters (your portion, per month)

Electric/gas depends on usage, split equally between us. (EPC rating of the flat is B, with double glazing, gas central heating— so we should be pretty energy efficient! )
Council tax band F, split equally between us
I am looking for someone who is in the 26-35 age range, preferably someone who is a professional too, but would consider a mature/postgrad student who is willing to pay council tax. Would love to live with someone who is tidy, friendly and sociable but respectful of personal space.
