Prestonfield Flatmate Wanted

🗣️ FLATMATE WANTED 🗣️

We are looking for a clean and tidy professional to take over a fully furnished double bedroom in Prestonfield (just south of Newington). We will need someone to take the contract from 19th October but if you would like to move in slightly later this works for us too. Rent is £500, council tax £61, internet £20 and utilities come to around £30 in summer and £40-50 in winter. The landlords are a very sweet couple who are very responsive and helpful with any problems, but the let is managed by an agency for additional security.

We are both in our late 20s (29) and would prefer someone around a similar age. At the moment we have a very cosy/homely, social but casual atmosphere in the flat and would ideally be looking for someone to match this. We are not a party flat but occasionally invite friends for boardgames and special occasions.
Please do not message us if you are looking for a short-term let or are an undergraduate student or a couple. These are requirements set by our landlord so we cannot be flexible around this.

Katherine (29), from England moved to Scotland 5 years ago. Currently working as a Data Management Officer for Public Health Scotland (working from home 5 days a week with occasional days in the office). She loves swimming, crafts, gaming and reading. Enjoys going out for dinner/drinks/coffee, trips out in nature including the occasional trip wild swimming or to the Sauna also enjoys nights in chatting or watching a show.

Diana (29), Romanian-Italian, lived in the Netherlands for 3 years before relocating to Scotland where she’s been living for over 7 years. She is a charity lawyer (working at the office 5 days a week). She loves sports (running, swimming, skiing), arts, interior design, writing, poetry, and cats. She loves a cozy catch up over good wine and cafe/restaurant hopping and roaming antique shops as well as going for a trip in nature.

We share the flat with the fluffiest most adorable cat, Peggy, an adopted British Shorthair who narrowly escaped being sent to the Shelter before we took her in. She is 4 years old and spends most her time snoozing in the house, with the occasional 8-10pm zoomies. She is a very tolerant, calm cat who will sit besides you as you work, read, eat, or chill. She barely meows except when she requests food or extra cuddles. She is very well adapted to the flat and never causes any issue at all. She is Diana’s cat, but we are looking for a person that is comfortable with cats and will take joy in sharing the space with her, as both Katherine and Diana do.

🏡The flat is on Dalkeith Road on the 1st floor. It is a 3-bed flat. Separate kitchen with all the usual facilities. Large living room which we have tried to make our own with some plants and art. 🪴🖼️ Bathroom with bath/shower. The room is fully furnished, east facing toward a communal garden with view on Arthur’s seat. There is a nice communal garden downstairs where squirrels and different birds love to come visit. 🐿️

📍The area:
Free street parking right around the corner, Cameron toll shopping centre with Aldi, Sainsbury’s, The Gym… is a 10min walk away. Corner shop/post office, several take out places and bus stop into the city centre are a 2min walk away with bus lines 2, 14, 30 and 33, (7, 49… are a 10min walk away). Commonwealth pool is a 10min walk away.
