One Large Double Room available in the Balgreen area of Edinburgh, and comes fully furnished

The flat is situated with good bus links around the city. The 1, 2 and 22 runs pretty much past the front door, and the 3, 33 and 25 are a two minute walk away. There is a Sainsbury's within 5 minutes walk of the flat. The new Edinburgh TRam is a 5 also a 5 minute walk away

Access to a shared kitchen and living room. All the normal things you would find in the kitchen (cooker, fridge, freezer) are provided, whilst the living room has the usual TV, blue-ray etc.

I work full time although hours can vary depending on the week. Both myself and the other tenant are rugby mad and enjoy watching most sports. The ideal flatmate would be of similar age to us , clean, tidy and respectful of other flatmates. I will only consider British tenants due to insurance purposes, under 30 who have at least one reference or guarantor. Professionals only with a full time job only please!!

The room is available 7 days a week, and will be available to move in at the beginning of April 2015. This date has not yet been confirmed but this can be agreed with anyone interested.

Rent is £360 a month and includes all bills other than council tax and a £400 deposit is required prior to entry. Council tax is approximately £50 a month, and would need to be added to monthly rental. This will be clarified with any potential tenant.

Viewings are available by prior agreement only, so please let me know if you are interested. Please be aware I have to give my current tenants 24 hour notice before arranging a viewing.
