The apartment would suit a someone working in a professional environment / office / hospital or a mature student attending University.
In summary, it's an ideal environment to relax in after work or study in the evenings / weekends if required.
Moreover, it's a safe & respectful home where privacy and safety is a top priority for me.

Ring Doorbell:
There is a ring doorbell installed on the main internal door to the apartment.
Bedroom Doors - Your security:
Having locks on my internal doors or fingerprint access would take away from it being my home and a place of relaxation. Instead and in order to put my roomie's mind at rest, I provide a CCTV camera whereby you can register it and manage it via an app on your phone.

MUST HAVES FOR THE LODGER (ROOMIE):
A professional & respectful individual who is:
1) Trustworthy
2) Polite
3) A non-smoker including E-cigarettes
4) A non-drug taker
5) Not dependent upon alcohol
6) Does not have a criminal record
7) Is respectful of others
8) Mindful of waste i. e recycling, gas & electricity
9) Happy to keep own room and shared areas clean & tidy
10) Takes responsibility for Health & Safety
12) Will not bring 1 night stands home

UTILITY BILLS: (Smart meter installed)
As everyone in the UK is aware, utility costs have hugely increased over the last few years and are due to increase again next month (July).
Due to this, dependant upon your usage, it may be necessary to pay an additional contribution over and above the monthly rent. To be discussed.

A Private Parking Space imay be available - to be discussed. Guest parking is available only a few meters away.
GETTING AROUND / BUS STOPs: These include:
City Centre, Craigleith Shopping Centre, Granton, ?Royal Infirmary, Western General Hospital, Leith, Cannonmills, Stockbridge etc via Bus No. s .. 19, No. 22, 37 29, 21 & 38.
No.37 Night Bus stops a few metres away from the apartment.
All buses take circa. 15 mins into town.

In accordance with UK law, I can only consider individuals who can provide original documentation to prove they are a British citizen or are non-british and can provide original documentation to prove the right to live / work in the UK for example a study /work visa / company letter of invite.
Without this you can't be considered.

It's all about getting the right roomie and vice versa, therefore, I believe in transparency on both sides.

2) Follow up face to face appointment and physical viewing of the apartment where possible. NB: Due to the individual's profession, it's not always been possible to meet face to face, therefore, I am willing to work around this for the right person.
