I currently live away from Edinburgh but Jees (existing flatmate and I can show you around this Saturday 9th November from 5pm onwards. However, all viewings will only be to a shortlist who meet the above criteria and can agree to take once viewed, subject to paying a refundable £150 holding deposit, which would cancel all other inquiries (note that I am a verified Spareroom account holder, so your funds are protected).

So, to begin with, thank you for looking, and please make contact to discuss this lovely period-style Georgian flat, which always has a great flatshare ethos. It is therefore important that you are sociable, friendly, and like living with other people!
I, the landlord, select all the flatmates to ensure they are professional and friendly and buy into a supportive house-share ethos. The existing flatmates are Jess, who recently finished her studies, and Robyn, who is Scottish and works for the Scottish Government but also moves at the end of November (see my other advert). This room was let; however, the selected candidate had a change in circumstances, so it is being re-let.
I am an experienced landlord and am very selective to ensure the right balance of characters live together. Going forward, I always include new or existing flatmates in the selection process.
The flat is located just off the Meadows, within walking distance to Edinburgh University (5-10mins), city centre (10mins), and other universities.
The overall accommodation is bright and well cared for with quality fitting & fixtures. It is quiet/peaceful, spacious with a lovely living room & a large double window, fireplace and a new furniture suite. A kitchen with all utensils and crockery, gas hob, electric oven, dishwasher, fridge-freezer, a spacious bathroom with new shower over bath with unlimited hot water. A separate utility closet with an individual washer machine and tumble dryer. A storage closet. The flat has timber floors throughout, is naturally bright, warm, and safe, and is located on the 2nd story of the building in a quiet street just off the Meadows. There is access to a communal patio at the rear ground floor.
Your room (room 2) is an average-sized bright double room with a double bed, oak wardrobe, bedside table, chest of drawers, desk, and a window with a nice view over quiet gardens.
INCLUDED IN THE RENT: ALL BILLS (Council Tax, water, gas, and electricity). Free unlimited Wi-Fi/internet and Sky TV are also provided, along with a 42” TV. On-street parking via permit is available at your own cost.
The flat is privately managed and has no extra/hidden fees. Every issue with the flat will be dealt with promptly. Your lease will be drafted professionally, and your deposit will immediately be lodged and protected with safedepositscotland co uk', who will manage your funds from there on.
I am a registered landlord with Edinburgh Council and a Residential National Landlords Association (RNLA) member. I also work professionally in property and am a chartered surveyor.
So please send a message outlining your current position, length of lease required and start date. Should you be successful, I would need a work reference (stating length of time in employment) or student offer letter and previous landlords reference. Details of next of kin and permanent home address.
