Looking for a new flatmate to share our lovely flat and move into our upstairs penthouse-style bedroom. The bedroom has it's own floor, separate to the rest of the flat with its own private stairwell. The room has a large balcony with unrivalled views over Leith, the Firth the Forth (river/sea) and Fife. The room is large and bright, with a number of skylights. It has an en-suite shower/toilet, working space/desk, large double bed and lots of storage space. It's a special and unique room and we're looking for the right person to take it on. We highly recommend viewing!

The flat is found in the Hillside neighbourhood near Elm Row/Leith Walk. I lived in the room for the last 15 years but I have recently moved out of Edinburgh and the room has been refurbished/repainted. The room is within a fully furnished three bedroom flat, with a HMO licence, owned by my parents. The flat would be shared with my old flatmates Finn/Clemence who have recently moved into the flat.

They are both 'young' professionals and live active life's, and looking for someone who has similar values in sharing a home, especially in building a sense of community with each other and sharing tasks (cleaning etc.). Finn and Clemence both enjoy there alone time, but enjoy sharing some meals and going out on little adventures together.

LEASE TERM: Ideally looking for someone seeking to stay on a longer term basis.

BILLS: Currently approx. £100 each flatmate and covers; Council Tax (Band C), Gas and Electricity, Broadband and TV licence.

THE BEDROOM: (See pictures); The bedroom is on the upper floor with its own stairwell. It has a large double bed, balcony, working/desk space, multiple large wardrobes, double glazing and bedside tables.

THE FLAT: (See pictures); Two-floor three bedroom flat with modern appliances (see below), spacious open plan kitchen/diner/living room with double bay windows and cornices with great views towards the New Town Conservation Area, Calton Hill and the Balmoral Hotel. As well as a shared bathroom with bath & power shower and high dry cradle, lots of storage space. The flat is in a well kept and friendly stairwell with a shared garden. A professional cleaner will complete a bi-weekly clean of the communal areas (in normal circumstances).

THE FLATMATES: Both Finn and Clemece are young professionals working in Edinburgh, both are lovely decent people. Finn is a sustainability consultant, and loves the outdoors, socialising with friends, travelling, running and motorsports. Clemence works for a engineering firm and loves the arts, and regularly volunteers for festival-related groups.

MODERN APPLIANCES: Washing machine, dish washer, gas hobs and cooker, microwave oven, underfloor central heating, high speed broadband, smart TV, kettle, toaster, dyson hoover etc.

LOCAL AREA: The flat is found in the Hillside neighbourhood near Elm Row/Leith Walk/Easter Road, a vibrant area of town. There are many places to go out for food and drink closeby, on Leith Walk, Easter Road, Broughton Street and the City Centre nearby. Despite being so central, it is a quiet, safe and pleasant area. On-street parking is found on the street; permit parking and pay and display parking is available.

GREEN SPACES: London Road Gardens (2 minute walk), Calton Hill/Montgomery Street Park (5 minute walk), Holyrood Park/Arthurs Seat (15 minute walk). Quick access to Edinburgh's cycle path network.

LOCAL AMENITIES: St James Centre, Omni Centre (cinema, restaurants, gym), Playhouse Theatre, pubs, restaurants, supermarkets (2 Tesco Express’, Sainsburys Local and a Co-Operative all 5 minute walks, larger Sainsburys, Lidl and Tesco closeby), public library, Post Office, banks, numerous local produce shops and takeaways, 10 minute walk to Princes Street.
