You will be close to Portobello High Street facilities near two supermarkets, a variety of shops, cafes, bars, post office, travel agents and a library, all five minutes walk. The High Street is also a similar five minute walk to excellent transport links - a Lothianbuses bus hub integrating bus routes 15, 21, 26, 40, 42, 49, 69 plus private companies. So buses are weaving in every direction all over the city. Also a night bus 24 hours service runs every 30 minutes at weekends to and from the city centre, and every hour on school days. The flat location is convenient for Princes Street 20 minutes, Queen Margaret University 25 minutes. Edinburgh University Kinygs Buildings 30 minutes or George Square 25 minutes, Edinburgh College 20 minutes.

All bedrooms are spacious with large bright windows. Room sizes are 5 metres by 3 metres or 4 metres by 3. 5 metres with 1.95 metre king size beds. .

The WIFI runs at a fast 15 Megabits/second, plus there's a printer for tickets etc and a Netflix subscription to watch internet films - all are inclusive. Council tax is also included. The gas and electric bills are not included, but are maximum £30.00 per month.

In the bathroom there's a modern electric shower and gas central heating throughout the flat The large kitchen is fully equipped with dishwasher, tall fridge freezer, 1400 spin washer dryer, electric clothes rotary drier, a microwave/grill & filter or expresso coffee machine. There's also a good selection of pans, pots and utensils for cooking and a decent 36 cm wok - so a kitchen for creating a serious storm or just heating a frozen pizza. The gas oven hosts a fierce almost industrial strength grill.

Just fifty metres from the flat lies stretches of sandy beach with a two mile promenade alongside. So Edinburgh's beach is about the same length as Barcelona's beach. Both have plenty fresh air so no necessity for a gym subscription. Unlike Barcelona, no necessity for costly sunglasses here or fake tan either untill well into summer. Plus the saving on airfares.

The neighbourhood has the gentle gradients natural to a glaciated valley, flat cycle-friendly streets, plus two robust lockup spaces for cyclists are provided to park bikes near the front door. Off street car parking is free.

When you want to warm up on a cool morning you can try Edinburgh's only Turkish baths with cold plunge pool. A totallly invigorating experience : recommended before going on a date, an important event or a meeting. There's three hot rooms, Tepidarium (warm), Calidarium (hot) and Laconium (hottest) plus the steam room and the Frigidarium to cycle through as the mood takes you. And you can stay in the steam all day for the same price if you want. No cyclists I didn't mean that literally.

Or if you're a fitness lover there's also an indoor swimming pool, handy cafe and reasonably economical City Council gym in the same building. All the above are within four hundred metres along the prom.
