Single room in spacious and bright flat for rent

Hello there,

I'm renting out a single room in my beautiful flat and hope to find a great flatmate for the following months.
My current and very lovely flatmate is unfortunately heading back to Italy.

The flat is situated close to Arthurs Seat with great views over Holyrood park. There's a big kitchen and living room and I have occasionally friends staying over.
The room is ideal for someone visiting or working in Edinburgh, and comes with a comfortable bed and storage, with more storage in other parts of the flat. The flat is large, bright, and cosy. It's only ten minutes to the Royal Mile and 15 minutes to Princes Street or Waverley Station, so is well located for most people.
A little about me: I work as an object restorer/conservator. I like to go out with my friends and I love good conversation. I am clean and tidy (mostly), respectful, and really rather friendly (they say).

You should be considerate and quite quiet (we have babies living all around us and the stuff in here belongs to a good friend of mine), that means that you're into headphones and not too clumsy with fine china. Other than that it would be great if you liked a good cuppa after work and are just a very friendly and amazing person!

Rent is about 450 ppm including bills, probably a bit less (depending on if you're a professional or long term/mossy student).
