there are good transport links to and from the city and the flat also benefits from being near to good road access to the airport and the West from Queensferry Road. The flat is well located in a quiet residential area, and the city centre is only a 35 minute walk away and there is car parking within the development.

The flat has gas central heating, is well insulated and has double glazing and is comfortably furnished. There is a separate, modern kitchen and a good sized separate lounge with sunny bright windows. It's very quiet and is far enough away from the city centre whilst still being close enough to experience the buzz of Edinburgh's capital city - you'll love it!

The nearest shopping centre is Morrisons on Ferry road which is a 15 minute walk away. There is also Craigleith shopping centre, a 15min walk away which has an M&S, Sainsburys, Homebase, Costa & Boots to name but a few. The Village Urban resort near to Fettes is a new hotel and spa complex which has recently opened and has a lot of leisure facilities including a state of the art gym and swimming pool as well as bars, restaurants and a Starbucks. The Edinburgh Botanical Gardens are also nearby.

I'm an easy going and tidy young professional who is sociable and who enjoys cooking, going to the gym, mixing in, socialising & going out but I also enjoy my own space too sometimes. I have a boyfriend who has his own flat and who stays over sometimes. Ideally I am looking for someone likeminded male or female who will appreciate the flat and the location as I do, who is tidy, responsible, easy going with a good sense of humour.

The flat is fully equipped and has a new washing machine - there is also Broadband and there is also a door entry system and alarm.

The room in the flat is available from now on and is £240 paid every 2 weeks this includes all bills - Gas, electricity, council tax, and broadband. A single flatmate would be preferable, however I would consider a suitable couple for £220 each week again including all bills.
