Description
Please read ad fully before replying. King-size double room available. £680/month, which includes council tax (band E), gas, electric, water rates, broadband and tv licence - shared use of living room, kitchen, conservatory, showerroom and garden. House has washer/dryer, airfryer, double oven, microwave, hd tv and blu-ray player. You would have your own cupboards and fridge in the kitchen.
There is some flexibility re move-in date etc. Room could be made available earlier or later, just contact me to enquire.
Sorry, but no University of Edinburgh students as I work there and like to keep life and work separate. If you are a full time student elsewhere and can demonstrate to the council that you are not liable for council tax, or if you work for the NHS or for an environmental charity, then I can offer you the room for £630 per month (incl bills).
Priestfield is 20-25 mins walk to the Meadows, George Square campus or Royal Mile and about 30 mins walk to Princes St. It is near the Commonwealth swimming pool, Holyrood park and adjacent to the grounds of Prestonfield House Hotel. In the other direction it is within walking distance of King's Buildings and the Royal Infirmary, with the large Sainsbury's at Cameron Toll about 12 mins walk away. Nearby bus routes (2,30,33,14 & 12) go to the city centre, central campus, Kings Buildings and Royal Infirmary.
Priestfield is a relatively peaceful, quiet, residential area. Being so close to the large green spaces of Holyrood park, Priestfield golf club and the grounds of Prestonfield House means that there is plenty of wildlife in the area. The garden is frequently visited by foxes, squirrels and many types of birds. An owl can sometimes be heard from the nearby trees and there are cows in nearby fields. The place is suited to someone who appreciates the natural world and seeks to live sustainably.
For fire safety and insurance reasons, the house is a candle and smoking free space and smokers can't stay here overnight. There are interlinked alarms that meet the new Scottish requirements installed in bedrooms, landings, living room and kitchen and the gas boiler has an annual safety check (certificate available to view).
I own the house (with a mortgage) and it is my home. Thus anyone living here would be a lodger, which has some differences to being a tenant.
I'm looking for the right person to share the house with, with some flexibility on things like move-in date etc. I'd rather share with someone who also enjoys nature and cares about the environment. I have been fortunate to have had good flatmates and I hope to continue the pattern of having a place that we both feel 'at home' in. I do not have any pets, but may get a dog and potentially could share with well-behaved pets (except cats, they are lovely, but I'm allergic to cats).
Outside of work I enjoy the great outdoors, walking, hiking, camping and sustainable living. I'm fortunate to have a good circle of friends with similar interests. Other interests include live music, comedy and theatre.
If messaging about the room, please provide the following information if it isn't in your profile: when you would be looking to move in and for approx how long, what your study / job involves, whether you have any pets (most are ok, would need to discuss), confirm that you are a non-smoker and say the things you enjoy doing etc. Thanks
