Looking for tenants to take the flat from mid October onwards as we will be moving our of Edinburgh. The flat consists of three double bedrooms, office, sitting room, kitchen, bathroom and a large storage cupboard. The flat is not HMO registered - and we are looking to rent only two rooms and under one tenancy, though you will in effect have the whole flat.

We are flexible on bills vs no bills. If bills are included the rent would be the equivalent of £850/month x 2 rooms. If bills are not included the rent would be the equivalent of £725/month x 2 rooms.

If bills included - this will cover council tax, gas and electric, high speed broadband (Virgin) and a twice monthly cleaner to do the living spaces.

The Flat: 1st floor flat. There are three primary bedrooms, large living room, kitchen/dining room, large hallway with cloakroom and bathroom. There is an additional bedroom in the house that is currently my home office. Mixture of gas central heating and programmable electric radiators.

- The Purple room (master bedroom). 16 meters squared with super kingsized frame bed, large wardrobe, chest of drawers, 2 x bedside tables with lights, full length curtains, vanity desk+mirror, large mirror.
- The Yellow room. 10.5 meters squared with double frame bed, shelving and under shelf lighting, wardrobe, chest of drawers, full length curtains, large mirror.
- The Green room. 10 meters squared with double frame bed, wardrobe, chest of drawers, large mirror.

- Kitchen. Large, also has a pantry, and large dining table big enough to accommodate 8-10 people at a time. Units inc a washing machine, dishwasher, tall fridge/freezer, ceiling clothes hanger, gas hob and electric cooker.
- Bathroom - contains a large bath, and separate shower with two shower heads, one of those big 'rain' ones and a normal power shower style shower head.
- Living room - two sofas, firepace, 39" Smart TV!
- Misc: There is a communal garden, and space to secure a bicycle in the shared hallway.

The Location:
On street parking - no permits are required. Located half way down Leith walk - ScotMid and Sainsburys are across the road, all the main bus routes on Leith walk stop within a block of the flat. All manner of restaurants within 100 meters either side of the flat. 15 minutes walk up the hill into Waverley and about 10 minutes to the bottom of Leith Walk.
