Looking for a flatmate - Spacious Double Room

There is a large double bedroom for rent near Bruntsfield/Fountainbridge/Pol warth areas! The room is spacious (plus comes with a wardrobe, closet and chest of drawers) and is located in a two bed flat.

Haymarket Station is about 15 minutes away, and all the wonderful little cafes of Bruntsfield are about 5 minutes away! There is literally a bus stop right outside the flat that will take you wherever else you need to go. Plus, it's one street away from the canal which is a brilliant walking/running/cycling path, perfect for summer!
The flat is in a perfect location for a lot of Edinburgh’s universities. Merchiston campus for Napier is a ten-minute walk, and there is a bus from directly outside that goes straight to Napier’s Craiglockhart campus. Edinburgh University is a short bus in the opposite direction, while also being close enough to walk to. The bus to Heriot-Watt is also only a couple of minutes’ walk away.

My flatmate is unfortunately moving away to do their masters so I'm keen to find a replacement! I am still a student (29 years old, doing my masters in climate change and marine management at Heriot-Watt) but am incredibly laid back and easy to get along with.

Rent is £420 a month and requires a £520 deposit. Other bills come to £55/month. Please note that this does not reflect Council Tax (Band C) as we are both students, so any non-students would need to take this into consideration. The flat is already equipped with a large TV in the living room, complete with a Sky package and Netflix!

His contract for the flat ends September 6th, so I'm looking for someone who is able to move in for the 7th. I hope to hear from you soon! :)
