Double room in Polwarth

Hello all,

I have a double room available soon in my quite small but very nice flat in Polwarth, right on the canal - duck spotting a daily occurrence (also hen night canal boats...).
Location is great - Fountain Park 2 mins, Bruntsfield/Morningside 10 mins, Haymarket 15 mins, Princes Street 25 mins, and about 20 bus routes a maximum 10 mins away. Also the canal towpath right outside so if you fancy a brisk 30 mile walk to Falkirk that's very convenient. Margiotta/Sainsburys/Lidl nearby (or Waitrose if like me you like throwing all your money away).

The room comes part-furnished with double bed, large wardrobe, and bedside table - the desk, book shelf and drawers in the photos belong to my current flatmate so you might want to source a few bits of your own furniture. Living room with dining table, kitchen with everything you might expect, shower room and separate toilet.
Monthly costs are generally this:
- Rent £387.50 (deposit will be £437.50)
- Council tax TBC as I don't currently pay the full rate but probably £50-60
- Utilities approx £30 (again TBC as I'm changing supplier)
- Internet £10
- Stair cleaning £5
If you have a car there is permit parking available but I don't so idk how much that would be.

You'll be living with me, 25, working at Napier uni typical Mon-Fri 9ish-5ish. I like Ikea trips, sleeping, cinema, spending all my money on ebay and instantly regretting it, sleeping, and pizza. As the flat is quite I small I'd like to live with someone who appreciates the need for peace and quiet (on weeknights at least!).

Professionals preferred - although PG students welcome if you don't mind helping out with council tax (this would be a bit less than above), and you'd need a guarantor as the flat is rented through a very helpful letting agent and they have Rules.

The room will be available from the 14th August although there is some flexibility (ie can be later than this but not before).
