Furnished Room Available Now in Edinburgh Centre

I have a room available now in a very central area of Edinburgh. 10 minute walk from Princess Street/Waverley Station, 5 minutes from Omni Centre. Quiet area with plenty of bars and restaurants around. The flat would be shared with me and my brother, so unfortunately no couples as the property is non HMO.

The flat has central heating and a spacious living room, as well as plenty of storage space. The room itself comes with a double bed and a huge wardrobe. Its quiet and bright, despite being a basement flat.

The rent is 400 a month excluding bills. The bills vary, generally being around 50-100 pounds(more during winter because of heating) split equally between everybody. There is also high speed fiber internet connected to the flat. The flat is rented through an agency so you would need to provide appropriate paperwork to be approved(guarantor/credit check mostly).
