Double bedroom with own bathroom at good location

I'm looking for a flatmate to take over my current flatmate's room. The room is of decent size with a double bed, closet etc. You have your own bathroom/toilet as I have an ensuite. It is at good location near the Holyrood Palace and the Parliament; and literally just 3 mins away from Arthur Seat and 20 mins walk from the Waverley Station.

The rent is 460 per month and currently we have 76MBps fibre broadband; the bill is roughly 43 pounds each for broadband (£26) and electricity/gas (£60) plus council tax. We currently have a cleaner coming every two weeks but this can be rearranged. You will have free parking as well.

I work as a postdoc research fellow (Computer Science) at the University of St Andrews. I commute to St Andrews 2-3 times a week. I'm happy to answer any question you might have.

I will arrange the first rounds of viewings this coming weekend 10th of August preferably Saturday afternoon.
