Quiet Double Bedroom with your own Bathroom

Hi there,

I am moving abroad and am therefore looking for someone to replace me in my current flat share. You would rent a double-bed room in a second floor fully furnished flat share. The flat is a central, small, cosy, relatively modern and quite warm. You would have the bigger bedroom and the main bathroom (toilets, bath + shower). The flat is available from 1st July onwards for long term. You would be sharing the flat with my flatmate Lewis.

The flat comprises:
• Oven, gas hob, microwave, kettle.
• Central heating + double glazing.
• You will have your own bathroom (bath with shower + toilets).
• Access via secured entry phone.
• Free Access to residential gym (outwith Covid-19 era).
• The flat is located 2 min walk away from Easter Road where you’ll find many shops (notably Lidl), many bus lines and many restaurants and take aways (notably one of the amazing Luxford Burgers!).
• Several secured recycling areas just opposite the flat.
• There is a concierge for the blocks of flats.
• Excellent relationship with letting agency and landlord (both are very helpful and quick to react whenever something needs repaired).

Here are a couple of figures when it comes to bills (knowing that those figures may change slightly; this would need to be confirmed by the letting agency). You will have to pay the letting agency a month’s rent as a caution and submit references.

Bills etc. at the moment per month per person:
• Rent: £412.50 (to be confirmed by letting Agent).
• Internet/wifi: £25
• Council tax: £75
• Gas + Electricity: £35.5 (subject to changes if extremely cold etc.)
