This is a wonderful opportunity to have a comfortable, private, open-living space within a luxury property. A typical Edinburgh Victorian property, it has been modernised internally to form an outstanding duplex apartment. The rental space is part of the converted loft area, so is huge with lovely views and is quiet at night

You will share a front door, hallway and kitchen with one professional female (and one very easy-going house cat, so you must like cats!).
The private rental area includes a newly, fully-furnished double bedroom, huge luxury private sitting room/ studio space and private bathroom (there is also access to another bathroom with power shower, if preferred). Some white goods provided in the open plan sitting area including a Nespresso coffee machine, microwave, fridge and kettle.

The large private living area is furnished with a beautiful powder blue velvet sofa with ample seating and a large Smart TV with access to a range of Apps.

Eskbank is around 6 miles from the city centre. The street is a leafy, quiet family area close to the High Street and a number of restaurants, bars and takeaways. In 5 mins you reach the famous Dalkeith Country Park where you can walk for hours through the woods and forest trails.

We are perfectly located for the bypass with easy access to Gullane, Longniddry, North Berwick and Dunbar for coastal trips and well located for commuting to Edinburgh, Glasgow & surrounding.
Parking is on-street. Eskbank Train Station is a 5 minute drive with a direct service to Edinburgh Waverley. Bus stops are 2 mins from the property, with regular services throughout the city, day & night.

The rental cost for the festival period is £695 per week, which is far cheaper than a hotel in the city and yo have so much more space , and is inclusive of everything. The property is high spec and has Superfast WiFi and top quality brand new furniture.

Sorry for the hard rules but it is better to be upfront!
The deposit will be £1100 to be paid at the same time as the rent in advance. This will change if a different rent is agreed.
The deposit is fully refundable on departure post inspection of the property.
The full amount will be paid at the time of of the agreement of he booking.
If the booking is cancelled a £500 booking fee will be paid if cancelled more than 2 weeks in advance.
Within 2 weeks, no refund will be given.
