The room is bright and spacious on the 2nd floor (it's a 3-floor townhouse) with a double bed. There is enough room for a study desk but there is also the rest of the house including the kitchen, lounge and downstairs study etc. There is a bathroom that is private for your use. There is plenty of storage in the loft and downstairs study. The house is quiet and very suitable for working from home. There is a small but nice garden with a veg patch. There is good broadband internet, with Netflix, BBC, ITV etc available.

About the Neighbourhood:
Eskbank is a small area of Dalkeith just outside Edinburgh Bypass. What this gets you is Newbattle Woods only 100m away with 5km of woodland paths and Dalkeith Country Park only 1km away with closer to 20km of woodland paths. Dalkeith itself does have a good coffee shop and a few pubs but is much quieter than central Edinburgh. The neighbourhood is quiet and safe. Eskbank is commutable into Edinburgh, Kings Buildings is 25 min on Lothian Bus 3. Princes St is more like 40 mins on Lothian Bus 3, 29, Border Bus x95 and trains from Eskbank station. There is a 2nd car park space (free) if you have one, and I drive into town reasonably often usually via Leith or Princes St West End and happy to give lifts etc. Locally there are running, tennis, rugby and golf clubs, yoga/pilates, pubs, cafes, restaurants etc. There is a climbing wall just along the bypass, and Fort Kinard shopping district.

There are two pets. There is Jupiter a small cat that is very friendly and happy to curl up with people. There is also Trixie a rescue cat that can be scared at times but does show affection in her own way.

About Ed:
I'm a 39-year-old professional, working hybrid in central Edinburgh and from home. I have a PhD in engineering with Police Scotland and UK government background checks, and previously a foster carer for young children. I like Classical, Jazz and Rock music. I love the outdoors including running, cycling, rock climbing and walking in the local woods. I'm an amateur landscape photographer and an avid coffee drinker. I often drive north up to Perthshire, Loch Tay and Trossachs National Park for hiking and cycling etc. I also drive into Edinburgh approx 3 times a week for work, yoga and shopping.
About You:

The room suits a King's Buildings post-graduate student, someone looking for an escape from the city while hybrid working or a full-time working professional, including those at the Royal Infirmary. But the main point would be someone looking for peace, quiet and green space. If you like walking/exercising in nature or spending time with pets, this room would be ideal for you. There would be occasional pet care but only minimal etc.
