Double room to rent (women pref)

I'm looking for someone to rent a room in my flat 6 month plus. Women only. Would suit a student or young professional. Close to Royal Infirmary. Queer friendly.

The flat is a 2 bed, 1 bathroom with a good kitchen and decent sized sitting room. It is very light airy. It's a lower flat in a block of 4.

The flat is in Gilmerton, with a wooded area behind the back garden. There are buses every 10 min which get you into town in 20/30 minutes. The bypass is very close too if you drive.

It is mostly families and young professionals around. It is a nice quitet neighbourhood with lots of green area and footpaths around. There are supermarkets a 10 minute walk away.

The room has a king sized bed with a view to the back garden. There is plenty of storage with a large cupboard and drawers.
There is a large smart TV in the living room. The flat is fully equipped with everything. The bathroom has a bath and shower. There are front and back gardens which get good sun.

A bit about me: my name is Sarah, I work during the day Monday-Friday in a cafe. I work early mornings so weeknights are pretty chill for me and I catch up on sleep. I enjoy socialising on the weekends and love bbqs and drinks in the garden or a night out. I also have a passion for travel and adore animals. My friend who lives near by has 2 dachshunds i sometimes watch at the flat so an animal lover would be great. Ideally looking for a professional or student who is friendly, clean and respectful. I am a very clean and respectful flatmate and respect others privacy so I expect others to do the same. Families live on the street so we aren't loud or have parties.

Rent is £550 per month including all bills, paid at the beginning of each month. £400 deposit required.
