Spacious double in quiet house

Hello I have a spacious double room available. It is fully furnished with plenty of storage, in a quiet and cosy 2 bedroom house. I can remove the black drawers for a larger white desk if you prefer. The bathroom is shared and has a shower over the bath. The kitchen has a cooker, double oven, washing machine, dishwasher, large fridge freezer, microwavè. The lounge has a tv, large sofa, and some gym stuff (I try work out a few times a week). There is a small front and back garden. The back garden is my project (so no photo), the front garden gets most the sun, I planted the grass in lockdown - it’s trying it’s best. The room available faces the front.
There is a carpark which is 10 metres from the front door.
There are good bus links 7, 33, 48, 3, 29, x29, 400. Iceland is at the end of the road, with Morrisons and Aldi a bit further. If you drive Asda and Tesco are in easy reach. Nearby is Straiton, Bush Estate, Royal Infirmary, Kings buildings are not far either.

I have a busy office job in Edinburgh city centre (so it’s not far) and work 1-2 days at home in the kitchen, and typically work beyond 9-5. I’m vegetarian (you don’t need to be) and I try to keep fit :/ … but my main hobby is my dog. You MUST like dogs. She’s medium size, has short hair, is very clean/doesn’t smell and is very well behaved. She hates mud, rain, swimming, the wind… so she doesn’t get dirty. You don’t need to do anything for her but she will ask you to let her in the garden (you won’t clean up after her) and she absolutely will ask you to put her in a blanket. Sometimes I’ll invite you to join us for an adventure, other times I’ll like my own space.

I’m looking for someone who will be a friend, but likes their own space, is considerate and is clean, and will clean something when needed - empty the bin, wipe up crumbs, hoover your room. This isn’t a party house, and I don’t want your boyfriends/girlfriends/lovers all over here (sorry ‘bout it but I’m sure they have homes you can visit), occasional visitors are fine. I need someone who won’t judge me when I eat my dinner in bed on a Saturday night with my dog 👵🏻 At weekends I prefer getting up early to staying up late. I won’t accept any pets. I am LGBTQ friendly. No couples.
Spareroom says I need to tell you the council tax band- it’s B and included in bills. I’ve put smokers are ok, but you’ll need to go all the way outside.
