Lovely, homely, one bedroom flat - 6 month let

I am looking for a fantastic tenant to rent my own home for a six month period. It will be available in April with some flexibility re dates.
My flat is on the ground floor, situated in the desirable area of Juniper Green, a former mill village. It's right next to the Water of Leith and within walking distance of reservoirs and hills. There is also a great bus service on the doorstep (44 and 45) and a private parking space.
The flat itself has everything you would need, such as gas central heating, a well equipped kitchen with washing machine and dishwasher.
There is also a shared, sunny garden.
I will be abroad for six months, returning in October, so I'm looking for a tenant who genuinely wants a six month stay.
The 45 bus links all the Edinburgh universities and I'm close to Heriot-Watt so it would suit a visiting lecturer.
