It is a 2 bedroom flat advertised as 1 bedroom flat with full use and occupancy of entire flat as I have a room but am only ever there once a month.

Room is spacious & Bright. Current flat mate due to move out end of August into flat share with his partner so ideally looking to fill from this date.

Pretty much have the whole flat to yourselves as I am only really ever there for a night once a month.

WILL BE DOING VIRTUAL VIEWINGS (Mon-Fri) virtual mostly with work and actuall viewings over the weekend for anyone interested. Look forward to meeting you guys.

There are good transport links to and from the city and the flat also benefits from being near to the tram station which makes for easy access to the airport. The bedroom features a large window that floods the room with natural light and is well equipped with plenty of storage including a large wardrobe and a separate six tiered chest of drawers unit and bedside table. There is excellent Wi-Fi available throughout the property perfect if you just want to relax and watch Netflix or to carry on with any work you might have to do.

The flat is fully equipped and has a brand new washing machine & has all your usual mod cons, including Virgin wireless 150mbps broadband, a 50inch LG Smart TV, gas central heating, a large fridge freezer, coffee machine and of course, plenty of cupboards which means lots of space - there is also a door entry system and secure storage for your bikes inside the main common stairwell should you have access to them. Guests will also have access to parking outside the front door. You really are spoilt for choice as you have access to many nearby supermarkets which include Sainsbury’s, Lidl’s & Tesco’s all easily walkable within 10 minutes. The Omni centre resort at the top of Leith walk boasts a range or facilities, spa amenities, a cinema and state of the art gym and swimming pool as well as bars, restaurants and a Starbucks.

It's the perfect base for relaxing a bit away from the busy city centre being a stone’s throw away from all the action. A 10-minute walk will take you to the Omni Centre and from there, it is a short 5-minute bus ride into the west end by the castle with many busses following this route including (19,37,47). A further 10 min walk from here & you will be at the Royal Mile, less than 15 minutes via taxi which will cost around £8.00.

Tenant will have full private use of the bedroom space which includes having access to a shared kitchen, large living room and outside patio area.

Current tenant : My name is Andy, I work as a personal trainer and love to travel and meet likeminded people, I recently just returned home from Spain where i was living for the past year in Marbella where I worked. I was a skipper on the yachts in Puerto Banus and thoroughly enjoyed this and it gave me the opportunity to practice my Spanish.

I enjoy many things and in particular mixing in and making new friends, keeping fit, listening to music, eating, going to the cinema, meeting our friends, skiing, snowboarding, Walking and running around Edinburgh and especially experiencing all the dining Edinburgh has to offer as I am such a foodie.
