I’m looking for a new flatmate as my current flatmate & friend of five years is moving out as she's bought her first place. I've rented the flat for 8 years now and I've had positive experiences with the flat being a nice quiet and pleasant place to live.
The exact move in date is TBC, likely early-mid September
About me:
I am currently working 9-5 Mon-Thurs in a mental health related role. I almost always work outside the flat, rarely working from home. I have lived with different flatmates over the years and I have always got on well with them. I would hope to have a few things in common with the person I live with and that we can have a friendly atmosphere 😊.
As a flat mate I am pretty friendly, sociable and considerate. I like to keep communal spaces clean & tidy but I’m not super uptight about it.
I like to spend my spare time seeing friends, exploring nature and art, creative writing, dancing, cooking, yoga & meditation, going to gigs etc. I’m usually up for trying new things and I'm pretty active so I like to be out and about.
I’d be up for occasionally cooking together, watching a show or going out on a wee walk 🙂.
I'm looking for a flatmate who is kind, clean, considerate and communicative. I'd also hope to align on broad social/political views
The room itself:
- Is cosy & warm
- A nice size & gets lots of sunshine
- You'll have your own main bathroom as I have an en-suite (the showers are great too)
- Comes with an extra cupboard in the flat 2 metres x 1 metre, so good extra storage which can fit an extra clothes rail & bookshelf
- Furnished with bed, desk and wardrobe
The flat:
- Is located in a nice quiet street, nice pleasant neighbours, no dramas and I rarely hear them!
- The letting agent are good at fixing anything that's needed and doing this quickly
- It's warm and cosy as a new build (EPC B)
- There's some free on street and underground secure parking, other parts are permitted for N7 zone
- A free & secure bike store
- There's free access to a little fitness suite (mini gym with a few machines)
- The flat itself is quite big for an Edinburgh two bed flat, really spacious Kitchen/Livingroom
- Lift access (on the third floor)
- Is in a nice leafy bit of Leith/Pilrig close to the park
- Is safe and secure, has a concierge and CCTV around the whole area.
- Is really close to big Tescos, Lidl, Sainsburys and lots of little cafes/pubs on Leith walk (approx 15 min walk)
Bills per month:
£178 total each
- £122 Council tax (band E)
- £16.50 Wifi
- £40.50 Gas & Electricity
Approx rent + bills = £810
Specifics:
- The room itself on the private rented tenancy agreement is £630 a month, both rooms are rented separately
- Deposit is £630
- Sorry no couples
- The letting agent will need a landlord reference & 3 months proof of salary if you are working. If not working they would need a guarantor.
