Double room in homey Leith Links flat

Hi this is a double room available in my traditional flat just off Leith links (bottom of restalrig road).

The room is available from 4th July 2020 but I will consider August or early September move-in dates as well. We can do initial viewings via FaceTime etc or a careful in-person visit if you are comfortable with that.

I’m a live-in landlord and I am looking for someone else who will like to call this home, ideally for a year or longer, although notice period is 1 month. The flat has a homey feel and if you are staying long term I am flexible about if you wanted to customise/swap around furniture in your room or add stuff to communal areas.

There is a resident greyhound. She is nearly 4yrs, is quite small for a greyhound and has a lovely temperament, well behaved in the house and always game for a cuddle. She is very short haired so I don’t imagine she would be a problem to those with allergies. I do like to keep the flat pretty clean and tidy so hope to find someone with a similar attitude.

I work at Historic Scotland during the week and play netball plus a few other fitness bits n bobs. Obviously working from home just now but will be phasing back into the office at some point. I then tend to be pretty chill at weekends. I’m happy to to be friends as well as flatmates of course , but can respect privacy and enjoy my alone time too.

I’d prefer someone similar in age to me (27) so please only 23-33 year olds only, and no couples.

I can be open to another dog in the house, subject to introductions but no cats please, sorry! Please tell me a little about yourself when you message.

The rent covers all bills (including Netflix and Disney+ on the lounge TV) and won’t ever change from £580 month to month. However I calculate that about 120 of this is bills so you can get the idea that the “rent” is £460.

The number 25 bus to town goes from right outside the door, and other routes are also near by. The Foot of Leith walk with tonnes more bus routes plus big Tesco and Lidl is less than 10 min walk through the park. If you stomp to town you can be in the centre in 30mins. Outside the flat is unrestricted on-street parking.
