The bedroom is bright and really spacious with a desk, small sofa bed, TV and plenty storage. Plus, the main bathroom would be mostly used by you as I have an ensuite. The kitchen has new appliances incl. a washer/dryer and dish washer. The living room is cosy and looks out onto a large balcony. I also have a smart TV and Freeview. In the hallway there's ample room for a foldout table for when we are allowed dinner parties and friends around once again! Pets are considered if well behaved - in fact this would be a bonus! Please note as I've recently moved in, the decor is a bit plain but it's gradually becoming more homely.

The building is modern with a secure entry and a lift although the flat is just on the 1st Floor. Communal areas for the development include well maintained gardens, residents car park and bike store.

It’s a great location, is quiet and feels really safe while only a few minutes walk to The Shore and close to lovely walking routes by the Water of Leith, Leith Links and plenty transport into the city centre - plus t’s only a 40ish minute walk.

A bit about me: I work as an Online English Teacher and make art on the side. I’m generally friendly and laidback and hope we can be friends more than strangers while still doing our own thing most of the time. Catching up over dinner/ drinks on the balcony/ watching netflix etc would be nice every so often :) I’m looking for someone who is mature and can communicate issues easily, is clean, tidy and respectful. Also necessary you're following lockdown rules as much as possible so we're on the same page.

Rent £473 + bills £127 approx incl. council tax, broadband, gas and electricity.

* Happy to consider mature/ post grad students. If you are a student, council tax will cost me less overall and I'd just ask you to contribute a small portion of this. Bills £79 then overall rent incl. bills £552 approx.
