Double room to rent in Leith!

Hello everyone!

My flatmate is leaving and I am looking for an individual to take over her double bedroom in our two bedroom flat located in Leith, behind Leith Links. For a minimum stay of 3-4 months but can be extended-must move in around the 9th of July. The flat is spacious suitable for young professionals. No students (just for council tax reasons). The room is double and spacious with a double bed and built in wardrobe. You will have your own separate bathroom. You will be sharing the flat with one flatmate (me) and I am looking for someone tidy, quiet, responsible, discreet and clean who respects personal space and is also a good communicator. It's a non-party flat.
The area has got plenty of amenities and buses that can take you to the city centre (16, 1, 25, 21, 14, 7, 49, 35, 34, N16) (ocean terminal mall, pure gym, poundland, big tesco, lidl, sainsburys, aldi and local pubs and cafes).
*rent is £600 (with bills and council tax is approx £750 altogether depends on usage)
*people who have references ready and can move in around the 10th of July will be preferred

No pets (agency's requirement)
No couples (agency's requirement)
No smoking (agency's requirement)
