Hi there,
My current flatmate is moving out to the borders to pursue a career, so I’m looking for someone to take his spot.
Unfortunately, as stated above, students are not accepted. Believe me when I say this isn’t my decision, it’s an insurance issue with the landlord.
In the departing flatmate’s place, he has left a wonderful room containing a double bed, morning sun-facing window and private bathroom with electric shower.
Furniture in the available bedroom include:
- Double bed
- Couch (can be removed to living room if required)
- Closet
- Bedside table
- Chest of drawers
- Mirror
In the shared space, there is a large living room with dining table, one large and two small coffee tables, three couches suited for hosting a number of guests, a bookcase, wall mounts for guitars and a large television.
There is a large kitchen with gas hob stove and electric cooker, fridge-freezer, washing machine, microwave, kettle, air-fryer, toaster and rice cooker.
In the hallway, there are 3 storage cupboards, one for each of us personally, and one for shared utensils like the hoover and ironing board.
This is a ground floor flat with single glazing bay windows, and gas central heating.
The breakdown for your half of the monthly share is below. Please note council tax isn’t calculated until March 2024.
* Rent: £368.23
* Council Tax: TBC in March
* Gas/Electricity: £96.25 (to reduce in summer)
* Sky Broadband: £19.75
£500 deposit, paid directly to leaving tenant.
This flat is special as it’s very affordable, and very central - being in a quiet courtyard off Leith Walk. There is a large parking area and a private garden, however the garden is small and not connected to the building itself.
