Looking to fill the space by June 1st, 2024

Rent and bills roughly 741 ppm

Rent will be increasing to 1200 ppm in October, so there will be an increase in total cost for each person by 25 pounds-

so 766 total for rent and bills per person.

Double room available to rent in Leith right onto the steps of Water of Leith walkway. Five minute walk to Leith Shore and greater Junction Street. This conveniently located flat is minutes away from local amenities, pubs, and eateries, with direct bus lines including no. 10,7, 21, and 14 less than two minutes walk from the flat that take you to City Centre and beyond. The tram line is also close, with an 8 minute walk from ocean terminal and 12 minute walk from New Kirkgate.

About the space:
This flat is an older tenement nicely renovated with high ceilings and lots of natural light that includes modern amenities located on a cul-de-sac-street with a nice play park right across from the block of flats. There is a shared garden space in the back that is well kept and maintained by the flats here.

Gas heating, washing machine, and two utility closets are a few of the functional features within the flat.
The kitchen is spacious, with a small breakfast nook for eating or a nice space to catch up on work. There are also two sky lights in the ceiling which saves electricity as there is lots of natural light.
The room advertised is a double room fully furnished with a solid large oak bed frame (and a pretty comfy mattress imo), with a cupboard, small chest of drawers, and lamp included.

The living space is bright and spacious with a lovely bay window that looks out onto the Water of Leith, complete with comfy seating.

Bathroom includes a soaking tub, shower, and a mirrored medicine cabinet for little bits and bobs, and is complete with wood floors and an extractor fan (plus your standard bathroom appliances; sink, toilet, etc. but felt like that might go without saying? Idk.)

A bit about me, your prospective flatmate:

My name is Hannah, and I’m a 27 year old professional working in City Centre Mon-Friday 9-5(ish). I wfh 1-2 days a week max, and am in the office for the rest with occasional late nights. I like to keep a tidy space that’s clutter free, mostly for my own sanity (tidy house tidy mind and all that).

I’m in the throes of marathon training, and I attend gym a few times a week(so workout pals are a bonus!)

I enjoy having time to myself, but I’ve never met a stranger and wouldn’t say no to the prospect of a friend/flatmate type situation if we ~vibed~ well (I cringed as much writing that as you did reading it, so please forgive me). My current flatmate and I became great friends, but he’s sadly accepted a job in London, so I’m looking to fill the space by June 1st, 2024.

I enjoy going out at the weekends for a dance or some drinks with pals, although admittedly much less frequently as of late. I also enjoy hill-walks/time outdoors , and there is something about camping and spending time in the woods that I’ve come to enjoy in recent years too. I’m rediscovering my love for books, so if that’s your bag-more than happy to offer some good recommendations.

About you:

I’m looking for a professional of a similar age who also likes to keep a clean and clutter free space. Because it’s an older flat, storage is somewhat limited so keeping tidy is extra important imo. I’m relatively laid back, but my job is quite involved so reasonably quiet week nights are certainly preferable. I’m looking for someone who enjoys socializing and is respectful but as laid back as I am. Ideally, you are looking for a place to stay longer term and are keen to make this your wee home for a while.

Extras:
The block of flats is a mixture of families, retirees, and young professionals, so there is virtually no neighbour noise which is delightful. The area feels really safe, which is important to me and may hopefully afford you some peace of mind as well. The landlords are private let, and they are very responsive to concerns that have come up. They seem to be quite house proud, so the place was in near perfect condition when I moved in.
