Lovely flat in Leith has 1 double room available for rent.

I am looking to rent out one room in my flat. Looking for post grad or professional.

The flat would be shared with 2 people. A professional Italian woman, Ema, in her late 30s and myself, Janie. I am rarely there so you would be the two of you most of the time.
Ema works in retail, mainly during the day, often also on weekends. Around in the evenings, especially during the week, happy to share a meal and a chat.


Viewing
I am looking to arrange viewings this coming weekend.

Saturday 22 Nov 11-1pm
Sunday 23 Nov 5-7pm

The Flat
The flat is in a great location in Leith, in a side street half way down Leith walk with easy access to centre of town and the Shore area. 3 min walk to tram stop and buses near by.
Lidl gorcey store about a 5 min walk away.

There is a share garden in the back which can be used for hanging laundry and sitting out.

Room details

Room has a double (sofa) bed with wardrobe and desk. The sofa bed is comfortable for longer term sleeping.
The room also has a desk, a wardrobe, a book shelf, arm chair and side tables.

There is a large kitchen with a dining area, which is the shared space in the flat.

The bathroom is shared and relatively small, as common in these flats, but has a good shower.

Double glazing and internal wall insulation to keep you cosy.
