Double Room - Leith - Professional - August 16th

I have a double room available for a professional starting Aug 16th.
Living room, kitchen and bathroom are shared spaces. Kitchen has a washing machine, dish washer, fridge and freezer.
Flat has one large hall cupboard for shared storage and has one free parking space (I don’t drive, so it is open). Electric shower with bath. Double glazing and electric storage heaters in every room.

Currently, the living room is being used as a bedroom, but this will change when the current flatmate moves out. The current bedroom (see photos) is the available room, and I will be moving my bedroom to the study. I have limited furniture, so bring as many sofas and tables as you desire.

Area: Leith is a good mix between trendy and standard Scottish I suppose, lot of new housing is being built with new stores opening. The Shore has lots of vibrant cafes, bars and restaurants, lovely river walks (weather permitting), and Leith Links park is nearby.

Bills (£144 pcm): Council Tax (£74) + Electricity (£50pcm) + Virgin Media broadband (£20pcm)
Amenities: Post Office (3 min walk), Sainsbury’s/Aldi (8 min walk), Tesco/Newkirkgate shopping centre (12 min walk), Ocean Terminal (19 min walk).
Buses: 16/35 (7 min walk), 7/14/25/49 (12 min walk)
Tram: Visible from window, 20 mins to Waverley Station.

I work as a neuroscientist at UoE Mon-Fri, sometimes weekends I’ll WFH. I am generally a quiet person (video games + headphones), but enjoy the Cowgate on an occasional weekend, try my best to get to the gym, and love going to gigs.
I have lived in several flat shares before and do enjoy hanging out with those I live with, so it would be great to make a new friend, sort a board game night or binge a Netflix series, but I respect when people are needing their own space.
