Bright furnished room available immediately in well located flat by Leith Links. Located on bus routes 1, 49, 21 and 25 all oh which are within a few minutes walk from the flat with the foot of the walk tram stop about 6 minutes away. Close to the big tesco as well. It's a very quiet street with no outlet so there is no through traffic. Secure main door entry with RFID fob.

You'll be sharing the living room, kitchen and shower room with me and my dog Kevin, he's an old boy but friendly once he gets to know you (which will be fast) and is very cuddly. There is one full bathroom with shower and one WC which can be for your exclusive use. The bedrooms are dog free areas for reassurance.

The Kitchen is newly rennovated with induction hob, raised oven and dishwasher/washing machine.

The bedroom comes with a standard double with storage drawers plus a separate wardrobe. I have a desk available too should you need it. The room measures 14ft/4.2m long by 7.5ft/2.3m wide.

I'm a sociable professional who works from home roughly 3 days a week plus 2 in the office, I enjoy movie nights, cooking, entertaining friends and pub quizzes to name a few. I like to keep things neat and would be looking to set up a rota for tidying but expect you to clean up after yourself, within reason.

Council tax band C which will be shared as well as gas/electric bills.

There is free parking available on the street but it's first come first served.
