Are you looking for a cozy space to call home? Look no further! I'm relocating to Canada for work and my flatmate now needs a new roommate. She is looking for a friendly and responsible flatmate to share a two-bedroom apartment located on Leith walk in Edinburgh.

🛋 About the Flat:
The apartment boasts a comfy living area, a fully equipped kitchen, and two comfortable bedrooms. With natural light and modern furnishings, it provides a warm and inviting atmosphere perfect for relaxing after a long day.
The flat has the following amenities:
-Washer/Dryer (2 in 1)
-living & dinging room
-lovely maintained shared garden
-one shared bathroom

👫 About my flatmate:
Lu is a chill nature loving person. She enjoys hiking and exploring. We live pretty peacefully and sometimes enjoy a good chat or a movie.

🔑 About You:
We’re looking for a considerate individual who is friendly, clean, and reliable. Lu doesn’t mind students but would require someone who can pay council tax.

💰 Rent and Expenses:
The monthly rent for the room is currently £640 (no bills included). Additionally, there will be a deposit of £597, refundable upon move-out, pending no damages.
The other costs include:
-Electricty+Heating: approximately £75.00 per person (Approximately)
-Wifi: £15.00
- Council Tax Band D: £77.50 per person

📍 Location:
The apartment is conveniently located off Leith Walk by walking distance it’s 31 minutes away from Waverly Station, 14 minutes away from Prince's Street and 28 minutes away from St. James Quarter and the Omni Centre but it’s about half this by bus. There is a Tesco Superstore (11 min walk) and several cafes and shops in the area.
There are 2 bus stops at the front of the compound and a tram stop nearby
- Balfour Street Bus stop 25, 49, 7, 14, 16, N14, N16 (2 minute walk)
- Balfour Street Tram Stop (7 minute walk)

📅 Availability:
The room is available starting December 1st 2024, and we’re looking for a minimum stay of 6 months.
