Description

Rent: c. £437 (landlord could increase slightly)
Council Tax (Band D): £90/month (could increase from 1st April if council taxes go up)
Internet: £15/month
Electricity: Approx. £47.50/month

Location: Just a 10-minute walk to the foot of Leith Walk, with easy access to tram connections and multiple bus routes to the city centre. Only 1 minute away, you’ll find bus lines 21 and 25, and 5 minutes away are bus lines 1, 35, 34, and 49.

Nearby: Close proximity to Lochend Park, Tesco, Lidl, and a lots of cafes along Leith Walk. There’s also a Twelve Triangles bakery nearby where I often grab delicious bread!

The room comes furnished with a double bed and a chest of drawers, as shown in the photos. While it’s not the largest room, it features a built-in wardrobe and makes great use of the space!

Flat Perks:
Walk-in cupboard in the kitchen for extra storage
Parking
Dishwasher in the kitchen
Third-floor flat, so it stays cozy thanks to heat from neighbouring flats
Great transport links to the city centre

I put minimum 12 months because the agency only allows 1 tenancy swap per 12 months (that's not to say it's impossible but it needs their approval). The agency is quite good with staying on top of repairs and they do routine visits every 5 months or so.

Desired flat vibes: girly, quiet, safe, chats in the kitchen, no loud noise after 10pm, art on the wall, recycling and eco conscious, leaving the kitchen as you found it, curiosity, best intents always assumed.

A bit about me:
I’m a 29-year-old woman from Belgium working in fundraising, passionate about spending time outdoors, birdwatching, and reading. I enjoy doing spin classes and going to the gym. My work keeps me quite busy, and I work from home a few days a week. I've been living in this flat for 3 years now, my current flatmate is moving out to live closer to the train station for work. My favourite things about this flat are the location (close to lots of shops, cafés, nice places to go running, etc) and the rent. A typical day for me is work in the city centre, going home to grab a bite, gym, home, shower, dinner and bed! I also take Italian classes, go running with my friend, and spend one night per week at my boyfriend's place. I've been living in the UK since 2017 and Scotland since 2021, which I consider home.

I'm looking for a flatmate who leads an active life and values a friendly, connected home. This opportunity would be ideal for someone working and in their twenties or thirties.
