Double room in Leith

I'm sadly moving out of my lovelyy flat in Leith as I've just managed to buy a place in the area so looking for someone to take over my room!

It's a large double in a two bed, two bathroom flat sharing with a top flatmate, Jenny. It's a home more than a shared house, Jenny has lived here for two years and created such a warm, cozy space.

We have a spacious living room and a shared office/hobby room. The flat is central, facing the lovely Dalmeny park, and is conveniently located between Easter Road and Leith Walk.

Key highlights:
1-minute walk to Lidl, 15-minute walk to St. James
Close to great restaurants and some of the best pubs in town
3-minute walk to tram and bus stops
Extra shared room for all your stuff, creative equipment, office set up, books, or whatever you want to look at

Costs:
Rent: £725 per month each
Council Tax: £72 each
WiFi: £13.50 each
Bills: £60 each (on average)
Total: about £872 per month

We rent from a private landlord through a small agency, so you need to be a full-time professional, or student with guarantor, with no pets, and pass a credit check. The agency are great and very responsive to any issues.

Although the flat is furnished now, it is leased as unfurnished. That means your room will be empty, while most of the other things will stay (couches, TV, etc.) Also, Jenny says she is more than happy to throw out some of the old pieces in the living room and replace them with yours - you guys can decide together how to make it cozy!

About You:
We're looking for a sociable, easy going person. Preferably someone who identifies as a woman in their late 20s to mid-30s. Someone who wants to create a home rather than just a place to stay. Cleanliness and respect for one's space and privacy are important in the flat as well as openess and directness. Ideally you are outgoing and enjoy a good chat, occasional dinner/game/movie night, or just a spontaneous pint. Sharing is caring, communication is key, the glass is half full, jadda jadda.

About Jenny:
I'm Jenny, 29, originally from Germany. I work as a project manager in the sustainability sector, mainly from home. I love homebrewing and whatever my new hyperfixation might be (currently sewing). You’ll often find me in one of our neighbourhood pubs on weekends.
