Hi my name’s Alex (she/her)! I am looking for a new flatmate to join me in a bright, 2-bedroom flat in Yardheads (between Great Junction Street and the Shore), from 28th May.

- 👩🏻🦰 I’m a 39yo queer woman originally from California. I am a Student Support Manager at one of the local universities and I work full-time (condensed hours) Tuesday to Friday, splitting my time between the office and home. My spare time involves a lot of cooking, hiking, crafting, horror movies and music. I enjoy having a flatmate that likes to hang out over a meal/beer/game/movie, but I also appreciate the importance of personal space!
- 😸 My loveable house goblins, Patsy and Eddie, are a mother-and-daughter pair of hairless cats (yes, really). They are chatty, affectionate, cuddly kitties who love to spend time with people.

The flat:
The flat is on the first floor of a new(ish) build property and accessed via a single, wide staircase. Neighbours are super friendly and there’s even social events, if you’re into that sort of thing. I’ve lived here since late February 2024.
The flat is a rented through Forth Lettings, the agent has been *incredibly* responsive and helpful over the last year, even replacing our aging heaters and extractor fan without much coercing. Prospective tenants will be required to provide suitable references before a contract can be drawn up.
The flat is rented unfurnished but furnished by me.
- 🛏️ The room is fully-furnished with a bed and desk. There is also a large built in wardrobe with mirrored sliding doors
- 👩🏻🍳 I’m an avid cook, so the shared kitchen is kitted out with most of the appliances/equipment you could possibly desire.
- 📺 The large living room includes a 4K enabled TV, sound system. There's also a juliet balcony, which sadly must be kept closed for the sake of the kitties, but does provide beautiful light.
- 💻 Super-fast internet (BT)
Transport links:
- 🚌 Lothian buses (and tram) links heading in almost every direction within minutes walk from the flat.
- 🥦 Spoiled for choice on groceries with Lidl, Tesco, Aldi and some great wee shops all very close by.
-🚶♂️Leith Walk, the Water of Leith, the Shore, Newhaven, Porty and more all within walking distance.
- 🍺 Lots of great bars and restaurants nearby.

- 🏠 Rent for room: £600 (+ deposit of £550)
- 🏡Council Tax band D: around £90 pp per month
- 💰 Monthly Bills: Just the electricity, which varies throughout the year. Although we are electric only, the storage heating is brand new and very effective. The flat is also incredibly well insulated.
Professional preferred due to council tax.
No pets as we’ve already got ‘em!
