Spacious Room in Beautiful Flat

I'm moving out of my room and helping my amazing flatmate find someone to take my place. The move-in date is flexible between 5–11 September.

The room is very spacious (larger than standard) with double bed and plenty of room for a desk, shelves, and whatever cozy touches you’d like to add. It comes fully furnished.

The flat itself is lovely, clean, recently refurbished, and very well cared for. Friends visiting often said things like “Oh my god, your flat is amazing!” (and yes, they were jealous). The location is ideal: on a quiet street, but just a 5-minute walk from Leith Walk, where you’ll find plenty of cafes, shops, restaurants, and great public transport links. We have a bus stop right in front of our building. The neighbours are kind and helpful, we even share a friendly WhatsApp group.

We're looking for a female student to keep the flat exempt from council tax. You’d be living with a 30-year-old PhD student from Palestine; intelligent, thoughtful, and calm. If you're not pro-Palestine, maybe don’t get in touch...

This is not a sublet. You’ll be signing a contract directly with our landlady, who’s fully aware of this ad and has been genuinely supportive and admirable throughout my two-year stay.

Rent: £650/month (bills not included)

Bills: Around £50–£60/month (electricity and internet)

Total estimate: ~£700/month
