Room to rent just off Pilrig Park

The flat: I'm looking for a flatmate to replace my existing flatmate who is moving out on 20th December. The flat is spacious, very quiet, just off Leith Walk, and right next to a tram stop. It's near Pilrig Park and also has access to a wee shared garden which is a real sun trap. It's a ground floor flat on a street which is otherwise terraced houses. Access to the flat is just by a front door, so no shared staircase.

The bedroom in the photos is the one being advertised. It comes with the furniture pictured. It also now has a clothes rack as there is no wardrobe in the room. The door at the back of the room is a storage space, but it's got shelves in and isn't very deep. Happy to answer any other questions about the flat of course.

Amenities in the flat are good as well. Big fridge, gas hobs, and a dishwasher which has changed my life.

My flatmate moves out at on 20th December, so ideally would have someone in on that date, or start paying rent from that date.

The flatmate: I work at the University of St Andrews where I also studied for my PhD a few years ago. I head up there one or two days a week for work. I am into climbing, running, cycling, bird watching, film, and reading (general). Really just looking for someone who is conscientious and friendly. I plan on being in the flat for the foreseeable future.
