Description

This is a two bedroom flat with one large bedroom that has a balcony and one small bedroom. The kitchen is average size and there is a spacious living room with couches and a table. There is one bathroom, with an electric shower and full bathtub. There is a private car park for the building. The location, at the foot of Leith Walk, is ideal with plenty of transportation options and grocery stores.

The rent for the entire flat is £1300 per month. This does not include bills. Monthly bills are (approximately):

I am the current tenant, the lease is in my name. The flat’s owner is a friend, she is also a registered landlord. We are looking for someone to take over the lease. The landlord is looking for respectful tenants who are eager to make the flat their home.

Additional move in costs/requirements:
Security Deposit of £1300 (exchanged directly with the landlord and placed in a scheme)
Willing to buy Dehumidifier— £120 paid directly to me (I recently purchased it to combat cold winter dampness).

This flat is available at the end of June, but could accept tenants as early as June 15 if you need an earlier move in date. The landlord is also willing to accept a short term (1-2 month) tenant for June/July.
