Professional female flatmate wanted!

Me and my flatmate Jen are looking for 3rd person to share a flat with. We are looking for a female and our agency requires them to be professional. We look for respectful and tidy person, who doesn't mind a random chat in the kitchen. Reasonably quiet.
Jen (40, Scottish) works from home, I'm (31, Polish) a cleaner (nightshifts) and a student. We occasionally share a meal and have movie nights as we both love horror and weird/creepy movies (comedies too tho!)

We are based at the bottom of Leith Walk, 3 minutes away from big Tesco, Newkirkgate Shopping Centre or tram stop. Plenty of buses 3-5minutes walk from the flat.
Flat is on 1st floor, no accessibility for people with severe mobility issues. The rent is £562 without bills. Bills come to around £140 per person, depending on gas/electricity usage (council tax and broadband included in that £140).
We have a cat in our flat, but we cannot accept any cats/dogs as there is simply not enough room for two big pets.
Car parking permit will be avaliable once out current flatmate will move out. Motorcycle permit also is avaliable.

Pictures show a lot of our flatmates furnitures that probably will be taken away, but the room will come with double bed, chest of drawers and wardrobe. There is a desk and chair avaliable too if needed.
We have communal garden, that you are free to use.
