ABOUT THE FLAT:
Welcome to your Edinburgh home-from-home, a beautiful, cosy 2-bedroom ground-floor flat perfectly located right on The Shore in Leith, one of the city’s most vibrant and picturesque neighbourhoods. You’ll be steps away from award-winning cafés, restaurants, and waterfront walks and well connected with public transport, including tram stop within a 3min walk.

IMPORTANT: This is a short-term let (around 3 months) with some flexibility around dates. Looking to rent it from mid-December/ January.

The flat offers:
- Two double bedrooms
- Bright, open-plan living area with a well-equipped kitchen
- Bathroom with both bath and shower
- High-speed broadband, TV, dishwasher, washing machine, everything ready for an easy, comfortable stay
- Bills included except gas (council tax, internet, electricity)
- Bureau/desk for writing or working from home
- Vinyl player and speaker for relaxed evenings in
- Fresh bedding and towels provided
- Bike available for use during your stay
- On-street parking permit available (additional cost)

Please note: I don’t currently have photos of the second bedroom, as it’s being refreshed, as it was previously set up as a guest room and workspace. The living room is also getting a small update to make the space even more comfortable and inviting, so more photos will follow soon. In the meantime, I’m happy to arrange a video (or in person) tour so you can get a proper feel for the layout and atmosphere of the flat.

ABOUT ME:
This is my much-loved home. I work in food, spend weekends outdoors hiking and foraging, and will be travelling for a few months for personal projects. I’m looking for someone (or a couple) who’ll appreciate and look after the space while I’m away.

ABOUT YOU:
Ideally, you’re:
- A tidy, respectful person or couple
- Someone who values a calm, welcoming home environment
- A non-smoker who enjoys hosting dinners with friends but not big parties

🐾 Dog-friendly: I’m open to well-behaved dogs, as long as they’re house-trained and don’t suffer from separation anxiety.
