Hey!
My flatmate is moving out of our beloved abode to go live with her boyfriend, so I am on the hunt for a new flatmate :)
Ideally looking for a professional (rather than a student) to split the council tax costs. Hoping for someone to stay for at least 6 months + also.
About me (Your potential new flatmate):
I'm a 34 year old Australian woman and work at a media agency. I’m clean, friendly and social but also respect people’s need for down time. I like cozying up with a book, getting out and exploring, drawing/ being crafty and going to markets. I also love a games night and the occasional puzzle. I generally work from home 2-3 days a week, but that is variable depending what is going on at work. My WFH set up is in my room. I have a partner and he occassionally stays over for 1-2 nights a week, but likewise i'll often stay at his for a few days at a time.
Keen to find a person where there is potential to make a friend/s rather than just a housemate.
About the Flat:
It's a decent sized, older, top floor flat (only 2 small flights of stairs!) close to Leith links and about a 15 minute walk to a Tesco Superstore & Lidl. There is also a tram stop there.
It's a 2 bedroom flat, with one bathroom, a large living room and good sized kitchen. We also have a nice sized box storage cupboard. It over looks some lovely gardens.
IMPORTANT to note:
This flat was originally unfurnished (aside from the white goods), and the housemate that is moving out owns all of the furniture & decorations, so the flat will be ours to decorate as we please. (plants, fairy lights and funky art/decorations all very welcome!)
I'll be looking to replace furniture/decorations/ appliances where I can, but it would be great if you're willing to bring some stuff/ purchase some stuff for the house as well.
What will be left in the house:
Couch, living room rug, coffee table, small dining table and blue chairs. Kitchen will still have the washing machine, fridge & freezer. Everything else will be going.
The room available with be UNFURNISHED so you will need to sort a bed etc. There will be a wardrobe being left in the room though.
Monthly costs:
- Total property rent is £1100, so we will be splitting this 50/50. As such, we end up paying £550 pcm each.
- Wifi is around £17 a month each
- Council tax Band is Band C- so this works out to be roughly £160 pcm total (or £80 each pcm).
- Electricity is on the top up sticks- Both my current housemate and i top up equal amounts each month. In summer months it's usually around £49 ish each pcm and then in Winter months its usually around £98 ish each pcm.
So bills and rent come to around £745 pcm each in winter months or £696 pcm each in summer months.
Room will be available from the 13th January 2026, however if you need to bring some stuff over before then for storage then that should be okay. Potential tenant will have to go through real estate reference checks and be approved officially as you'll be on the lease agreement.
