Double room available near Leith Walk - EH6 area

My last flatmate recently moved out at start of December and looking to fill my spare double bedroom going into next year.

My flat is on Easter Road, within 5 mins walking distance to Leith Links park and Leith Walk, where there are an abundance of restaurants, pubs, shops etc. Flat has great transport links, with bus and tram stops nearby, and has shared residential parking and shared garden. There's a big Tesco within walking distance which is class. And a pub a few mins walk away too.
I spent a decent amount of money and graft into renovating the flat over the past year, so it's looking pretty smart these days!

I'm from Glasgow and moved to Edinburgh over a year ago, to be closer to my work - I'm a professional who works in marketing. I travel alot as love a holiday, and often head back and forth to Glasgow at weekends , so you'll have the place completely to yourself often enough!
I keep myself very active and love the outdoors, if it’s hiking or mountain climbing, and always up for hanging out. I keep the place tidy and am very chilled about most things, eg if you want to re-decorate the room or that, go for it. It's your space.

Looking for someone who is ideally another fellow professional and is easy-going. No preference on gender. My last flatmate was a chef and her cooking was incredible, so if you can cook half as good as she could then ideal

Rent price is inclusive of all bills. (I cba working out the difference in bills each month so its a set rate)
