Description
I am seeking a flatmate for the primary/master bedroom in my 2BR flat in Easter Road.
About the room and flat:
This is a spacious double bedroom with a built-in bookcase, walk-in closet, and en-suite bathroom with shower (so, you don't share a bathroom with me). It's furnished with a bed and chair. I also provide bedding and bathroom linens.
The flat is in the middle of everything, directly opposite the large Lidl on Easter Road. The 35 and 1 buses stop right outside. It's a quick 10-minute walk to Leith Walk and the Balfour Street tram stop, or about 8 minutes to Leith Links/Foot of the Walk area. Also walkable to the train station, and a 15-minute cycle or short bus ride to the UoE central campus.
The space is a 2016 shop conversion, so the finishes inside are modern and in great condition. I am making two repairs in January - cracked window in this bedroom (will be fixed in w/b 12 January) and replacement of the stove. Furniture in the living room will also have some upgrades.
Costs:
Monthly cost includes rent and all bills. This is electricity, broadband, and council tax - flat does not have gas. Does not include TV licence as I don't have one.
About you:
I am looking for someone who is a good communicator, used to living with other people, clean, and mature. As a woman I prefer to live with women, but I am open to other genders.
You must be LGBT friendly -- I am a lesbian and so are most of my friends -- but I do not care whether you are LGBT yourself. Professionals and students are both welcome.
I love cats, and you are welcome to bring one well-behaved cat. Cats must have references as to their behaviour.
The room is suitable for a couple, and I am open to renting to a couple for 115 extra per month.
About me:
I am an American expat with a career that involves a lot of international travel. I'm in a long-distance relationship with someone who lives in the US, so I split my time between New York State and Edinburgh, where I work as a lecturer at the University of Edinburgh (school is PPLS). Due to the conflict of interest I can't rent to PPLS students, but students in other schools are fine.
I'm in Edinburgh around 60% of the time -- UOE term time and a few weeks either side. While in town, I'm usually out 3-4 nights a week with friends, volunteering, going to events, training with my athletics club, or traveling in Scotland. I also tend to keep a late schedule (typically work 11a-7p, so get up around 8:30am, go to bed arond 1am). When outside of Edinburgh, I'm usually traveling to NY to visit my wife, or to Peru/South America for work.
I've lived with a long list of flatmates/housemates, in many cities and countries. I like to be friendly with flatmates -- nice to chat in the kitchen or do something together once every few months. If you're new to Edinburgh, I'm also happy to show you around.
Viewings:
I am out of town until 12 January and can't show the property in person until then, but I can provide many additional pictures. Move in before the 12th is negotiable if needed.
