Description
Looking for someone to take over my part of the lease in a beautiful two-bedroom apartment off Leith walk, from 1st April 2026. I have loved the room, the flat and the living situation but unfortunately I am moving away from Edinburgh for work. Sharing all the details below on behalf of my lovely flatmate Michelle.
LOCATION, COSTS AND AMENITIES
Double room in a spacious and bright two-bedroom, third-floor tenement in Leith. £550 for rent and bills are currently around £190 per person each month (possibly a slight increase in winter). The deposit is £550. Located just off Easter Road, a five-minute walk from the tram stop at Balfour Street and bus stops on Leith Walk (Balfour Street), and one minute walk from the closest bus stop on Easter Road (St. Claire Avenue). There are buses / trams about every 7 minutes or so in every direction and as a chronic late-sleeper I have loved the ease of public transport from here.
The bedroom is spacious and comes with a double bed (with bed warmer), a huge wardrobe, a desk and chair, a window seat, under window storage and a bedside table. It is relatively well insulated from both sound and weather and very cozy. There is a large, shared living-room, dining room and kitchen area with every appliance, crockery and utility you could think of (some of these are owned by Michelle and happily shared with a conscientious roommate). There is a TV, record-player and sound system for shared use. There is a one shared bathroom with reliable hot water and lots of storage space. There is also a large box room with tons of extra storage with a double bunk bed above for overnight guests, and a well-maintained shared garden. The letting agency is Umega.
ACCESSIBILITY
As it’s a tenement flat, there’s no lift, and there are a fair number of steps since it’s on the third (top) floor. The shower is over the bathtub with no grab rails, etc. In terms of sensory accessibility, the flat and the stairs are generally relatively quiet although there is a dog downstairs that barks at times. The flat is very well lit (warm and cozy) and decorated without feeling too cluttered. Michelle burns incense fairly regularly and smokes regularly (although never in shared spaces), so there may be strong smells, however, in my experience she is very willing to accommodate your sensory needs. The sweetest angel in the world, Betty, a retired racing greyhound stays between this and another flat, on a week-on week-off basis. This is not the flat for you if you have a dog allergy or phobia!
YOUR POTENTIAL ROOMMATE
Michelle (she/her) is a cis bisexual, autistic woman in her 30s. She is a mental health support worker and works full time, 9-5. She loves music, going to gigs, cooking, and boxing, and is usually out of the flat for training three or four evenings a week. She is easy to talk to, funny and compassionate. Michelle is 420-friendly and sex positive would need someone who is on the same page! She values empathetic communication and living with someone with whom she can talk comfortably and reach an understanding and compromise. She likes to have a relaxed atmosphere in the flat where everyone can do their own thing but also enjoys having a flatmate she can socialise with, even if it’s just chatting about their days. She has guests over occasionally and has no issues with a flatmate doing the same, although advance notice is appreciated. She is allergic to nuts (all nuts if physically consumed, but peanuts even if airborne) but you are able to consume nuts in the flat as long as you clean up after and make sure there is no cross-contamination (As a lover of peanut butter, I have not found this to be a problem during my stay).
In my time at the flat, Michelle has been extremely easy to live with, always showing up as a friendly face and helping hand while being very respectful of personal space and boundaries. She is an excellent communicator, and we have shared chores and flat tasks very effectively. Wherever we have encountered any minor issue with shared spaces or our use of the flat, we have arrived at a solution that works for both of us with minimum friction.
ABOUT SWEET BETTY
Michelle has a nine-year-old greyhound called Betty, who will live in the flat roughly every other week. She is incredibly sweet and affectionate, a bit cheeky, very well behaved and occasionally stubborn. She loves people and would be very happy to spend time (mostly napping) with whoever moves in, however she is very in tune with people’s boundaries. She is the type of dog to leave you alone if you don’t interact with her and is never pushy or needy with guests who do not wish to interact with her. Betty is pretty quiet in the flat, sleeping a lot (mostly on Michelle’s bed or the sofa) but will occasionally cry or give an odd bark if she wants attention - this is infrequent and doesn’t last long. She also enjoys quick bursts of energy in the flat from time to time. Although Betty’s care is meticulously managed by Michelle, she would prefer a flatmate who wouldn’t mind helping out on the rare occasion that the dog walker cancels or if alternative care arrangements fall through!
THE IDEAL FLATMATE
Michelle’s ideal flatmate is in their late 20s or older. Professionals only (for council tax reasons), no couples and long-term lets are preferred. As an autistic person, she is really hoping to find a flatmate with an understanding of neurodivergence but is open to all neurotypes. She’s looking for someone considerate who can respectfully communicate their boundaries and is open to others communicating theirs. Tidiness and respect for shared spaces are essential to her, so she is looking for someone who shares these values and is willing to contribute to household chores. This is not the flat for someone who is lax about the upkeep of shared spaces, chores or the general responsibilities of being in a shared living situation. However, she understands busy schedules and fluctuating energy levels and is usually willing to pick up the slack when able. Although this is not a dealbreaker, she would prefer a flatmate who does not spend all their time at home, as she sometimes finds it hard to fully relax in shared living situations. Having the occasional evening home alone means a lot to her!
