Hi all, I am moving out of my room and am looking for a replacement tenant to move in on the 1st April. The flat is located in Leith down the end of Easter Road in close proximity to bus and tram links, multiple supermarkets and green spaces such as Leith Links. It is a 2 bedroom apartment and you will have sole use of the main bathroom as my current roommate has an ensuite in his room. You will be sharing the flat with Brendan, a 26 year old male from Scotland. We keep a quiet, chilled out flat so would be looking for someone who fits in well with that. The flat is also a fairly new build and energy rating Band B, so is nice and warm (will be different person to person but I've never needed to turn the heating on in my 1.5 years here). The bedroom has a double bed, 2 bedside drawers, 2 lamps (1 big, 1 small) and I may leave the desk and chair there. I'll put the remaining details below 😊

Rent: £700 pcm
Bills: ~£160 pcm (includes Council Tax Band D, Gas/Electricity, Hyperoptic Gbps WiFi)

Deposit: £825

Location: Leith, EH6

Looking for: preferably a professional male

Transport links: 1, 35 bus available 1 min from the apartment, taking 15-25 mins to get to the city. Leith walk is a short 5 min walk away opening up other bus routes and the tram line

2 min walk to Tesco superstore at foot of the walk, 10 min walk to Lidl on Easter Rd. In Leith so a multitude of bars, pubs and cafes in close proximity

5 min walk to Leith Links. Right on the lovely Restalrig Railway Path which gives access to Portobello with a ~40min walk
