Single room in modern Central Leith flat

Hey folks! My name is Rob, I'm 29 and I'm looking for someone to join a lease as my previous flatmate has recently moved out of our lovely 2 bed in Leith.

The rent is £1200 before bills, for which you'd pay £550 for the smaller of two bedrooms. Council tax band C. Electricity and gas usually comes in below Edinburgh average as the flat is nicely insulated.

The flat is on the third floor accessible only by stairs. The room is unfurnished and the window faces sunrise and the gardens. Double glazed windows keeps the whole place quiet and toasty. The living room is nice and spacious and partly furnished with my own stuff, dining table, shelves and TV. Unfortunately the green couch will be leaving us and I'll be looking to replace it. The kitchen is the star of the flat with ample prep and storage space, we both get a private food storage cupboard as well as shared ones.

About me, I'm an Australian dual citizen working full time at the local whisky distillery. I usually work weekends and am often home late, but around that do enjoy hanging out at home. On my days off I enjoy going out to bars and restaurants, going climbing, playing a little piano and playing video games. I do most of my socialising away from home, however we have in the past organised dinners and a party or two. I really enjoy cooking at home, and will often have my partner over for elaborate meals for which I'm always happy to share food. I am vegetarian myself but have previously lived with people who eat meat with no issues. I don't smoke and ask that no tobacco is smoked inside.

Ideally you would be a queer-friendly working professional aged 25-35 who enjoys a chat and is an active communicator regarding personal space and boundaries. I am generally very chill with guests and only ask that we keep an open dialogue, espcially for groups or anyone staying over multiple nights.
