We are looking for a friendly couple to fill our Leith-based double room from 29th April onwards.

Boring stuff first: rent is currently £820/month + approx £180 bills (including wifi, gas, electricity and council tax) per couple. Private landlord but property managed through Umega. We are going through a "swapover" process which means we need to find a suitable replacement to take over from our current flatmates in our shared flat. The swapover is subject to approval by Umega, who will carry out their own reference & financial checks. Prospective new tenants would either need to have a UK-based guarantor or earn over £25,000. Once approved, you would then enter into a new tenancy agreement with us. Please note, rent could be subject to a slight increase as per market rates.

🛌 Room perks: large window faces south-east so gets direct sun for first half of day. Furnishings include: double bed frame & mattress, 2x bedside tables, desk & chair, tall standing mirror, wall-mounted radiator, and built-in double wardrobe with shelving alongside. The tenants leaving would also be happy to negotiate a package deal of some other bits n bobs that might be useful for any new folk to town, such as coat-hangers, laundry basket, clothes horse, standing desk converter, duvet & pillows etc.

Trust us, you'll get used to the climb and fall in love with the extra brightness, city views & privacy gained away from any street noise. If you have bikes, don't worry about having to lug these up the stairs - there is an easy access basement with private storage space. Car parking available by permit on the streets nearby, e. g. Wellington Place. 👨‍👩‍👧‍👦 Housemates: We are from Wellington NZ, Emily (33F) & Jonny (36M). We are both full-time professionals who work from home a couple days a week. We are often out and about, and enjoy the odd catch-up over a board game or communal dinner. Em is a creative who loves to craft (jewellery, painting etc), visiting art galleries, the beach, singing in the local choir, and discussing all things anthropology/culture/people. Jonny is a keen improviser performer who loves community engagement, sustainable transport, pub quizzes, adventure video games, and watching pretty much any team sport. We are both lefties, LGBTQIA+ friendly with a worldly outlook.
